What is ESG?

ESG refers to Environmental, Social and Governance criteria. Investors use these to analyze a company’s operations to inform their investment decisions.

The measures of ESG will determine the procedures for valuing companies and assets in the future. In this new shift, there will be winners and losers. The face of the built environment is changing, and so are our perspectives. We are beginning to appreciate ESG in a built environment. 

We understand climate risk as a financial and physical risk. The EU taxonomy has brought changes in the development industry. Currently, commitments must be translated into measurable actions. However, that is not enough. Companies have a greater responsibility. They must develop workable strategies, KPIs, and functioning systems. All these factors are used to validate a company’s performance.

A company must provide supporting evidence that demonstrates due diligence, which will be the basis for future audits. At i3PT, we ensure that our customers are equipped with risk management capacity and simultaneously able to utilize ESG opportunities. We walk the talk.

ESG Strategy

For most companies, implementing ESG is a challenge that affects their operations. It should not be so. There must be a working strategy to manage risk and utilize the arising opportunities effectively. Sustainable development and asset management offer many options in the development industry. The technique developed should guide all ESG implementing activities.

At i3PT, we work hand-in-hand with our clients to develop an ESG strategy tailored to each client’s needs. An efficient working strategy helps clients do good while creating value in their business. It is a win-win situation for the client and the planet.

The services we offer to actualize this include; developing policies and procedures and setting KPIs. In addition, we advise our clients on other voluntary activities to undertake. The activities may be relevant to a client’s business, for example, CDP and GRESB.

ESG for existing Portfolios and Assets

We work with investors, funds and asset managers in every step, such as identifying opportunities and risks for existing buildings. We have a 5-stage process that establishes the best way to handle each asset. The process is as follows;

  1. Analyze portfolios, assets, potential acquisitions, and vulnerability to physical or transitional risk. We have a multidisciplinary team which conducts extensive site surveys.

  2. Reviewing building designs, assets details and operating performance of a site

  3. Identify cost optimizing interventions and opportunities to reduce consumption.

  4. Monitoring the performance during retrofit and upgrading of energy utilities

  5. Measuring the actual building performance continually and certifying an asset using NABERS or BREEAM

We offer these services in the life cycle of an asset; Planning, Construction, Design and Handover.

ESG at Project Level

  1. Assessment of a project and its alignment to your ESG strategy. We also check for any legislative, commercial or ethical commitments.

  2. Reviewing designs, models and particulars to ensure they comply with the goals and required standards

  3. Planning any major outputs should be included in contracts, development agreements, tenders, and any commercial documents.

  4. Monitoring of performance by our multidisciplinary team during construction. The team inspects witnesses and reviews delivery.

  5. Measuring the actual building performance within a year after completion. This is done to reduce any energy performance gaps.
